REGen was hired as an owner's representative by Cherokee Investment Partners. REGen secured more than 7 million square feet of mixed use entitlements, $126 million in public financing, $30 million in private financing and managed the disposition process for the site. REGen is also providing advisory services to the current owner of the project.
REGen saw an opportunity to redevelop the former Mercy Hospital site south of Denver's City Park. REGen performed due diligence and syndicated equity and debt to acquire the site. REGen created the master plan for the site and managed remediation, demolition and infrastructure development. REGen also secured $8 million in public financing for the project before selling the site to four different residential builders.
REGen partnered with Cherokee Investment Partners as an equity source to invest in the former Children's Hospital site. REGen managed all aspects of the acquisition, remediation, demolition, re-entitlement and sale of the property. The Property was sold in March 2009, in the midst of one of the most challenging financial and real estate markets in recent history. Despite the macroeconomic conditions, the deal performed better than any other in Cherokee's portfolio. Project Description
